Q: Is Now A Good Time To Buy?

A:  In real estate, you cannot time the market - you just invest time IN THE MARKET, when you are ready.

If you are patient and work with a licensed real estate advisor, you will generate wealth in 5-7+ years after you purchase by moving through the 5 cycles listed below. 

How does this work?  

Because the economy and real estate moves in 10-year and 100-year cycles. Each complete 10-yr and 100-yr cycle contains within it 5 phases of spring, summer, fall, winter, and then the next spring ==> all in balance with nature.

The duration of cycles in the residential real estate market can vary widely based on a range of factors including economic conditions, government policies, interest rates, demographic trends, and more. 

While there's no fixed timeline for these cycles, the 5 cycles combined BELOW generally span over 9-11 years total. 

Austin and Central Texas are currently in a Downturn/Correction Cycle from 2 years of unprecedented growth and expansion (2020-2022).

NOTE: Travisso is an anomaly - as certain New Construction developments in Travisso are in the "Expansion/Peak" cycles because of demand - whereas the resale is in downturn/correction.

Here's a rough breakdown of how long each phase of the cycle might last:
  • Recovery: (early spring) The recovery phase typically lasts around 1 to 3 years. This phase begins as the market stabilizes after a downturn, and economic conditions start to improve. Home prices may stabilize and begin to rise slowly. Demand and sales activity gradually increase.
  • Expansion: (spring/summer) The expansion phase usually lasts around 3 to 5 years. This is a period of robust growth, marked by rising home prices, strong demand, and increased construction activity. Interest rates are often low, and consumer confidence is high. New developments and construction projects may flourish.
  • Peak: (summer) The peak phase tends to last around 1 to 3 years. This is the phase when the market experiences its highest levels of growth, with rapid price appreciation and high demand. However, signs of overheating and affordability concerns can start to emerge during this phase.
  • Downturn/Correction: (autumn) The downturn or correction phase generally lasts around 1 to 3 years. As demand softens due to factors like rising interest rates or affordability constraints, home price growth slows down or even declines. Sales activity decreases, and the market begins to adjust.
  • Trough: (winter) The trough phase typically lasts around 1 to 2 years. This is the bottom of the cycle, marked by reduced demand, lower construction activity, and declining home prices. Housing inventory might be higher than demand, leading to buyer-friendly conditions.
  • Recovery: (spring) The recovery phase begins anew and typically lasts around 1 to 3 years. Economic conditions gradually improve, leading to increased demand, stabilization of home prices, and a return to growth in sales and construction.
Keep in mind that these timeframes are rough estimates, and the actual length of each phase can vary significantly based on regional and local factors. Additionally, external events such as major economic shocks or policy changes can influence the duration and intensity of these cycles. It's essential to remember that real estate markets are complex and dynamic, and multiple factors interact to shape the course of these cycles.
